Local Law 97

Local Law 97 (LL97) is part of New York City’s Climate Mobilization Act, aimed at drastically reducing greenhouse gas (GHG) / COâ‚‚ emissions from buildings. 

 

Enacted in 2019, LL97 sets strict carbon emissions limits for buildings over 25,000 square feet, with penalties for non-compliance starting in 2025. The law is one of the most ambitious building decarbonization regulations in the world and is designed to help NYC achieve its goal of reducing emissions and becoming fully carbon neutral by 2050.

Economics

EX. a 50,000 sq. ft. building exceeding LL97 limits could face $250k in annual fines, with even stricter penalties coming in 2030.

 

The Carbon Bridge™ not only eliminates these fines by capturing COâ‚‚. and converting it into renewable energy, it reduces both emissions and offsets utility expenses.

 

With a typical 5-7 year payback period, building owners can achieve perpetual savings while ensuring compliance through 2050 and beyond.

 

When factoring in the avoided penalties in this example, the payback period is shortened to less than 3 years.

 

A typical Air Source Heat Pump (ASHP) system for a similarly sized building can cost upwards of $5-10 Million and provides no tax credit benefits.

Penalty Abatement

Fines that your building is facing this year can be avoided with a good faith effort (GFE) extension filing before May 1. Think of it as an extension for your tax return.
